  3. The Dweller / Tenant Mitigation Plan Draft Was Initiated By Dwellers Following The Information Session On June 21st, 2022
  4. The Goodacres Twin Towers Are Each 98-Unit Buildings = 196 Dwellers : Apartments : Bachelor / 1-Bedroom / 2-Bedroom Suites
  5. Starlight per Managing Company Devon Provides Tenancy Agreements That Identify Parking Provision On-Site : Cost Is Tabulated Outside Of The Tenancy Agreement - Which Is BC Regulated Regarding Annual Permitted Pricing Increments
  6. Currently The On Site Parking Tarmac Has 184 Numbered Parking Stalls - 15 Of Which Are For Visitors Only : Additionally, There Are Six Stall Areas Tagged "For Service" (Not Tabulated Here As Included Into The Total 184)
  7. The Zoning Bylaw Provides "Apartment - Dwellers" Calculations For Entitled "Off-Street Parking" As Regulated

  10. Further, The Footprint For This New 90-Unit Dweller Building & The Constructed Circle Drive Provisions Appear To Occupy The Area Currently Rented To Dwellers : Total Displacement ./ Loss Appears To Be 66 Parking Stalls
  11. A Review Of Victoria VARIANCE Records On This Property Back To 1963 Does NOT Reveal Any Provided Parking VARIANCES
  12. Hence, Reading The Zoning Bylaw 80-159 / "C" : It Appears That The Twin Towers At Goodacres Requires Circa 196 Dweller Parking Stalls - Whereas 166 Are Currently Provided
  13. Further, The Parking Stall Provisions Of 196 PLUS The Additional 66 (Losses) & The Additional 90 (New Dweller Units = 352 Dweller Parking Stalls To Be Made Available Upon Completion Of The New 90 Unit Project By Westoak Developments
  14. Within This Framework - With Construction Likely Being 24-Months, There Is The Dislocation Of The 66 Lost Units To The New Building Footprint - No Answer Is Existing From Starlight On This Matter To Date

  2. In Considering Options To Resolve This Parking Issue - There Is The Option To Starlight To Construct A Multi-Level Parking Parkade On Site For The Dwellers - Likely Within The Area Currently Provided As "Covered Parking"
