spaces per dwelling = (52 x .75 = 39 spaces) : Therefore Total Parking Spaces
Required By Bylaws Is (255-39 = 216 Parking Units
Today, Parking
Stalls = 184 Numbered Units Minus 15
Visitor Units = 169 Parking Units For Dwellers / Renters : Appearing To
Be A Shortfall Of (216-169 = 46
Parking Units : The Zoning Manager Could NOT Explain This Shortfall
We reviewed
All Documents Filed To This Project Back To 1963 To Determine If There Are Any VARIANCES Allowed – There Are No Variances

Additionally,
Where Starlight Proposes To Install Underground Parking To The New 90-Unit
Building; The Project Developer Drawings Do Not Illustrate Any Underground
Parking To Be Constructed – Which Means That The Existing Tarmac Parking Spaces
(169) Will Have Too Accommodate These Additional 90 Dweller Units
Therefore, The
Zoning Bylaw Requirement Creates A Demand For (216 + 90) =306 Parking Units
Finally, The Above Is Complicated By The Loss Of 66 Parking Units Through The New
90-Unit Building + The Circle Drive Created By The New Entrance Off Avalon Road
Answer : Starlight Could Construct
